Oaklane Capital invests primarily in the following types of real estate projects: office; industrial/business park; multifamily; mixed-use; and land acquired for future development. Oaklane Capital's selection criteria for suitable investment opportunities includes the following:
- Identifying real estate sub-markets in North Carolina, South Carolina and other areas in the Southeastern United States with undervalued and inefficiently priced investment opportunities
- Acquiring existing real estate properties to create value through select capital improvements
- Locating excellent joint venture alliances
- Repositioning existing real estate properties for higher and more efficient use
- Purchasing debt and mortgage backed securities at favorable terms
- Capturing value through the timely disposition, or recapitalization, of assets
- Collaborating with property management, marketing and brokerage alliances to transition value to end users
Historically, Oaklane Capital has invested largely in projects sponsored by Beacon Partners, a commercial real estate development company based in Charlotte and Raleigh specializing in office, industrial, flex and mixed-use properties. This relationship with Beacon Partners provides Oaklane Capital with a proprietary pipeline of high-quality real estate investments in the North Carolina market.
Oaklane Capital also has long-standing relationships with other established real estate developers and operators with whom it invests across markets and product types.
